You may have recently received a notification of real estate value reassessments from the city of Roanoke in your mail. On Tuesday, KC Bratton, director of real estate valuation for the city, will present to the council what the proposed reassessments look like for the city as a whole.
The council will also consider two rezonings recommended by the planning commission last week: Riverdale in Southeast Roanoke and the old Walker Machine & Foundry property.
Real estate reassessments
Bratton’s presentation shows that Roanoke had an 8.23% projected total increase in assessed value from July 2024 assessments, with the city’s residential assessed values showing an overall increase of 10.92%.
For reference, in fiscal year 2024-2025, the city projected a total increase of 9.98%, with an overall increase of 12% for residential assessed values.
Residents have from now until Feb. 5 to submit appeals of their reassessments.
Rezonings
On Jan. 13, the planning commission recommended city council approval of rezoning for Riverdale and the Foundry property, which was the first step in rezoning multiple parcels of each project to be designated Urban Center District.
The first phase of the Riverdale development will include a new 260-unit apartment complex and multiple mixed uses, the application narrative states.
Foundry Realty intends to incorporate Norwich’s history into its projects, it states in its application narrative, and plans an active community with suggested uses like a restaurant, pickleball courts, and single and duplex family units.
Both project rezonings were recommended by the planning commission with no opposition from the commission or public attending the hearing.
The entire agenda for Tuesday’s hearing can be read here. The meeting will be held at 2 p.m. Tuesday for the reassessment and 7 p.m. for rezoning, in the city council chamber, fourth floor, room 450 of the Noel C. Taylor Municipal Building.
