A local developer is asking for a zoning map amendment that would change the zoning for a vacant property known as the White site at the corner of Bonham and Old Airport roads in the Exit 7 area of Bristol.

The property, which totals more than 10 acres and was once used as a soccer field, is currently zoned M-2C, general industrial with conditions. Falls Acquisitions LLC, represented by developer K.D. Moore, wants it to be changed to a flexible redevelopment district. The site backs up to the Lynwood Hills residential subdivision.

The intent of the flexible district is to “rejuvenate economic activity to relatively large tracts that have been vacant, thereby providing jobs and increased tax base,” according to planning commission documents. A few of the permitted uses are an art studio or gallery, business or trade school, catering service, conference center, dance or music studio, data or call center, health club, and hotel.

The request was the subject of a joint public hearing held by the planning commission and city council on Dec. 10. Two people spoke against the change, saying the city should know what the proposed use would be before approving the rezoning.

The planning commission will consider whether to recommend the request during its Monday meeting. It then goes to the city council, and if approved, it would have two ordinance readings.
